Reserve at Brush Creek is a 15.44-acre, 44-lot gated residential community located in Denton, TX. It is owned by an independent developer. Manhard completed a wide variety of services, including, but not limited to, feasibility work, preliminary engineering design, preliminary and final platting, stormwater and detention design, TXDOT roadway permitting, entitlements, and final engineering design.
Challenges arose when discussing improvements of the road that fronts the property. According to the TIA, the impact analysis revealed that the roadway would not require improvements at the time of residential construction, due to the low peak-hour traffic volumes associated with the quaint community. However, the city was adamant that the responsibility of the roadway improvements would fall on the developer regardless of the results of the TIA. This led to numerous discussions and meetings with City officials and employees, ultimately resulting in a common solution that benefits all parties involved, thanks to the flexibility of the project manager and engineering team, who had to idealize multiple potential solutions during this process. Manhard was able to secure an escrow agreement for the perimeter roadway improvements, rather than constructing a small section of road that would not proportionally benefit the project, which ultimately reduced the impact to the developer.
Throughout the project, thanks to clear and consistent communication, dedication to delivering the highest quality product possible, and commitment to Manhard’s core principles, all Client deliverable deadlines were met, and the project team remains in good standing with the city and its faculty. Construction will begin soon.
