The Rivercrest at Idlewild project is a 57 single family attached subdivision located in Reno, Nevada designed for Toll Brothers. This project began at the entitlement stage in which Manhard worked with the client to get an approved tentative map for the site. After tentative map approval, Manhard began the final plans which included preparation of civil improvement plans, sewer and hydrology reports, as well as preparation of a final map for the project.

This project was an infill project that is near the Truckee River. A majority of the site was 6 to 8 feet below the adjacent existing road. Our biggest challenge was trying to keep the site as low as possible to reduce the import and still meet City of Reno standards. Due to the site being so much lower than the existing public sewer, a sewer lift station needed to also be installed with the project. Lastly, there was a transmission power line that we had to work closely with NV Energy to make sure that all buildings within the site met the proper clearances.

The project came in at budget and was within 3 months of the schedule that was provided with the original proposal. The delays were driven mostly by unforeseen changes by the City of Reno and the client through the permitting process.
