Manhard Consulting was retained by Lincoln Properties Company to provide site development services for this 30+ acre multi-phased repositioning of an existing retail center located in the Village of Schaumburg, Illinois.
Manhard’s multi-discipline team lead an extensive entitlement approval process including a full inventory of existing site features and landscaping for the existing retail center. Services provided included civil engineering, surveying, landscaping, photometrics, fire safety, ADA compliance, site circulation, parking study coordination, zoning coordination and as-built and closeout process with MWRD and the Village of Schaumburg.
The stormwater permitting process included approvals from the municipal and county levels. The innovative research and design avoided additional stormwater detention. Stormwater water quality requirements were met using an innovative permeable paver parking lot with an underground stone reservoir. This system provides volume control required by both the Village of Schaumburg and MWRD.
Throughout the process, Manhard was responsible for receiving approval of applicable permits from the Village of Schaumburg, Metropolitan Water Reclamation District of Greater Chicago (MWRDGC), Illinois Environmental Protection Agency, and Illinois Department of Natural Resources – all of which were received in an expedited timeframe to ensure completion of the project and meet required tenant move-in dates.
During the construction process, Manhard was heavily involved in the day-to-day operations and assisted in Requests for Information from the owner and contractor. Upon receiving the requests, Manhard accelerated the reviews and correspondence to avoid any potential delays during construction.
